As part of our ongoing expansion program, we buy land for new construction and we also acquire existing properties for conversion. We are cash buyers and long term leases are not a problem. A summary of our selection criteria is as follows:

Existing Property Acquisitions

• 80 to 120 rooms
• No restaurant or meeting rooms
• Proximate to major highway
• Good highway access and visibility
• Neighborhood restaurant and retail support
• Built after 1980
• Will Consider selected resort and downtown locations
• Lease or fee simple ownership
• Submit financial statements, occupancy/average rate history, map and photos

Land Purchases

• 2.5 to 3.0 acres
• Minimum [population of 50,000]
• Proximate to major highway
• Good highway access and visibility
• Neighborhood restaurant and retail support
• All utilities available
• Minimal site development costs
• Submit a boundary survey including any easements, topographical map, legal description, CC&R's, architectural requirements, site development requirements, impact and tap fees
