Prototype Requirements

Approximate cost to build our new prototype is $44,000—$49,000 per room; this is an average cost and does not include land or extensive costs due to location of project (i.e. labor expenses, shipping). The cost per room includes: FF&E, Construction costs, Architectural fees, Permits, and Pre-construction costs.

Fees¹

Franchise Fee: A one-time fee of $25,000
Royalty Fees: 4% of gross room revenue
Marketing Fees: 3.5% of gross room revenue

Typical Land Requirements

63 unit prototype: 1½ Acres
112 unit prototype: 2 Acres

Conversion Requirements¹

• Property should have a minimum of 60 rooms
• Property must meet minimum brand standards in all public areas and guest rooms
• Property exterior must incorporate Motel 6 colors, logo and signage
